The luxurious holiday home is a newly built apartment, located on the first floor of a small residential apartment block in a mature area. It offers all the comforts of home and can accommodate up to 4 people. The prime location in the heart of Juan-les-Pins provides easy access to the beautiful sandy public beach, just 300m away. The village centre is a short walk away, as are the Leader Price and Spa supermarkets, conveniently located 50m and 100m from the apartment respectively.

Opposite the apartment is Jardin Pauline, a small park with lawns, trees, benches, and a well-equipped children's play area. There is an additional excellent children's play area just 150m down the road. Despite being situated on a busy road, the apartment is quietly positioned at the rear of the building. It boasts excellent sound insulation and double glazing that meets the latest French regulations.

While a car is not necessary to explore the numerous attractions, there is a designated parking space available in the underground car park. The apartment benefits from a bus stop right in front, providing convenient access to the coastal region, and the railway station is just a short walk away. Both services also offer direct transportation to Nice airport.

The apartment features a south-facing balcony that enjoys sunlight throughout the day.

- KITCHEN: Luxuriously equipped with base and wall cabinets, tiled backsplash, and includes a 4 plate electric hob, built-in oven, virtually silent fridge/freezer, microwave oven, toaster, kettle, and ample crockery and glassware for 4. All usual cooking utensils are available.
- BEDROOM: Air-conditioned with two single beds/double bed (two 90cm single beds that can be joined to make a very large comfortable double bed), 2 bedside cabinets with drawers, 2 reading lamps, built-in hanging wardrobe, free-standing wardrobe, and 2 quality rugs.
- BATHROOM: Beautifully tiled with a large illuminated mirror above a marble topped washbasin unit. Includes a full-size bath with a shower attachment, heated towel rail, and a socket for an electric razor or toothbrush charger.
- TOILET: Beautifully tiled with a hand basin, cupboard below, and a mirror above.
- BALCONY: Spacious and equipped for al fresco dining with a southerly aspect and a view of pleasant gardens. Features a large green plastic table that can seat 6 and 6 green plastic armchairs. The satellite dish is mounted on a side wall.
- Underground GARAGE accessed by a lift: The apartment includes a disabled parking space in the garage, but anyone using the apartment can also use it.

Directions

The apartment is conveniently located near public transportation, making it the best way to get around the coastal area due to limited parking during the season. There is a bus stop right outside Square Pauline, which will take you to any of the Cote d'Azur resorts and nearby inland towns. The railway station is also close by and offers a breathtaking journey along the coast to all the coastal resorts and even into Italy as far as Ventimiglia, where you can explore a wonderful market with leather goods and designer clothes. If you want to visit nearby towns such as Grasse, Valbonne, and Vallauris, you can take a bus. However, if you plan to venture into the beautiful mountains, it is advisable to rent a car. Major car rental companies can be found in Nice and can be booked from their .co.uk websites.

To get to the apartment, you can fly to Nice airport, which is accessible from many British airports. Check with your local budget airline for great deals. From the airport, you can take a bus or arrange for a car transfer at a reasonable cost. If you prefer to drive, the motorways from Calais to the Cote d'Azur are an option, but you may need to make an overnight stop, such as in Lyon. Keep in mind that most of the route will be on toll roads, with a total cost of approximately £100. When you reach Antibes, follow the signs to Juan-les-Pins, taking note of the complicated road layout. Eventually, you will drive along Boulevard Raymond Poincare, with the Jardin Pauline park on the left. Just before the bus stop, turn in over the pavement, and you will find yourself in front of the garage doors.
